In a significant policy push aimed at reinforcing accountability in the real estate sector, Prime Minister Narendra Modi has called on state governments to ensure mandatory registration of all eligible projects under the Real Estate (Regulation and Development) Act (RERA). The announcement was made during the Pro-Active Governance and Timely Implementation (PRAGATI) meeting held on May 28.
The Prime Minister stressed that strict adherence to RERA provisions is crucial to rebuilding trust among homebuyers, especially in light of increasing delays and disputes across several housing projects in India. “Only when every eligible real estate project is registered and monitored under RERA can we guarantee justice, transparency, and timely delivery,” he noted.
Focus on Homebuyer Grievances
During the meeting, PM Modi specifically reviewed grievances linked to the Real Estate Regulatory Authority (RERA). He emphasized the need to improve both the quality and speed of grievance redressal mechanisms, noting that delayed justice often results in financial and emotional stress for homebuyers.
“The homebuyer must not be left waiting endlessly for justice. The quality and timeliness of grievance disposal must be enhanced to ensure fairness,” PM Modi said.
Infrastructure Projects Worth ₹62,000 Crore Reviewed
The meeting also reviewed three major infrastructure projects worth over ₹62,000 crore, covering the road transport, power, and water resources sectors across multiple states and union territories. These are part of the broader PRAGATI initiative, an ICT-based multi-modal platform for real-time project tracking and coordination between central and state governments.
Call for Efficient and Accountable Execution
PM Modi further highlighted that project delays not only inflate costs but also deny citizens access to critical infrastructure and services. He urged all stakeholders to prioritize efficiency, accountability, and the timely delivery of projects, reinforcing that delays directly undermine socio-economic progress.
“Restoring the credibility of the housing sector is a national imperative. We must work together to implement RERA in its true spirit,” he added.
Since the inception of the PRAGATI platform, 373 projects worth approximately ₹20.64 lakh crore have been reviewed, reflecting the Centre’s continued commitment to timely project execution and problem-solving.
States Must Ensure Compliance
The Prime Minister’s call for state-level enforcement of RERA comes at a time when several states have seen a rise in complaints regarding unregistered or delayed housing projects. The mandatory registration of projects under RERA is meant to protect homebuyers by ensuring legal safeguards, construction timelines, and the availability of project-related information on the RERA portal.
This latest directive is expected to boost transparency, reduce disputes, and promote a healthier real estate market across India.
