APRERA Issues Warning Against Pre-Launch Sales in Unregistered Projects

The Andhra Pradesh Real Estate Regulatory Authority (APRERA) has issued a strong public advisory cautioning homebuyers against investing in pre-launch offers or purchasing plots and flats in unregistered projects. The warning comes amid reports that some developers and real estate agents are collecting advance payments and marketing projects without obtaining mandatory RERA registration.

APRERA in-charge chairman and Municipal Administration Principal Secretary S Suresh Kumar emphasized that such activities violate the Real Estate (Regulation and Development) Act, 2016, and could result in legal consequences for both promoters and agents.

“Promoters and agents must refrain from engaging in any financial transactions or promotional activities in the name of ‘pre-launch’ for unregistered real estate projects. Any violation will attract strict legal action under the provisions of the Act,” he said.
