In a significant move aimed at boosting transparency and buyer empowerment, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has announced the rollout of a new, reader-friendly project registration certificate that will include key information in bullet-point format.
Earlier, MahaRERA certificates featured only basic details such as the name and address of the project and promoter. Going forward, these certificates will prominently list crucial housing project information including:

Names and number of buildings and wings

Total number of approved habitable floors

Total number of residential and non-residential units
-
Commencement Certificate (CC) approvals

Parking availability for four-wheelers, two-wheelers, and visitors
The changes apply with immediate effect to all new housing projects registered with MahaRERA. According to the authority, the objective is to help buyers quickly assess a project’s key facts without needing to sift through multiple documents.
Dynamic Certificate Updates for Project Lifecycle Changes
What makes the new certificate more empowering is its dynamic nature. Any changes made during the lifecycle of the project—such as extension of project timelines, transfer of ownership, or layout corrections—will now be updated and reflected in the revised certificate issued by MahaRERA.
These updates not only boost accountability but also ensure that buyers remain informed about a project’s real-time legal status.
Mandatory Display and Digital Access
Promoters are now mandated to prominently display the updated MahaRERA certificate at the project site and on the official project website. Additionally, the certificate is readily available through a link on the MahaRERA website’s project detail page by using the project’s registration number.
MahaRERA has also previously mandated the inclusion of a QR code in all promotional advertisements. This QR code, when scanned, redirects users to a summary of crucial project information, enabling informed decision-making for buyers.
In a statement, Shri Manoj Saunik, Chairman of MahaRERA, emphasized:
“To purchase a property, most people invest their lifetime savings. With that in mind, MahaRERA strives to protect homebuyers’ rights. By mandating the inclusion of crucial details in the project certificate, we aim to provide buyers with easily accessible and reliable information before they make any investment.”
He further highlighted that the authority is committed to ensuring legal, financial, and technical scrutiny of all registered projects before granting a registration number.
