Gautam Budh Nagar Administration Cracks Down on Builders with Pending RERA Dues

The Gautam Budh Nagar administration has initiated a stringent crackdown on builders who have long defaulted on paying dues to the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA). These financial dues, which amount to crores of rupees, have been pending for several years. They are linked to incomplete real estate projects and violations of UP-RERA guidelines, officials said on Friday.

Recovery Efforts Intensified

In a bid to ensure accountability from builders, the district administration has been issuing Recovery Certificates (RCs) to defaulting builders at a faster pace. These RCs serve as legal notices, mandating the payment of dues. The administration’s goal is to recover all pending amounts and ensure builders adhere to their commitments.

In August 2024, the administration successfully recovered approximately ₹46 crore in dues, a significant increase compared to ₹15.63 crore recovered in April of the same year. The total recovery for the ongoing financial year now stands at an impressive ₹148 crore.

According to Atul Kumar, Additional District Magistrate (Finance & Revenue), the administration’s primary focus is to ensure that homebuyers’ interests are protected. “The administration’s priority is to recover the dues owed to homebuyers and ensure that builders are held accountable to their commitments. Our team is actively pursuing defaulting builders through legal measures,” he stated.

Coordinated Efforts to Track Defaulting Builders

In some cases, defaulter builders are located outside Gautam Budh Nagar, in areas like Delhi and other districts. To address this, the district administration has been collaborating with officials from other regions. Manish Kumar Verma, the District Magistrate, emphasized the importance of this inter-district coordination to ensure builders cannot evade their responsibilities by shifting locations.

“We are committed to safeguarding the interests of homebuyers. We are coordinating with multiple districts to ensure that builders who have defaulted on their obligations face the consequences,” said Verma.

As the crackdown continues, defaulting builders are being pursued through legal channels. In addition to recovering financial dues, the administration aims to hold these builders accountable for the completion of delayed or incomplete projects. This ongoing effort reflects the district administration’s dedication to ensuring that homebuyers receive the homes they have paid for.
