The Gujarat Real Estate Regulatory Authority (GUJ RERA) has issued an order suspending the registration of the housing project ‘Sahajanand Green City’ in Surat with immediate effect. The authority has also imposed a ban on the builder from conducting any marketing, booking, or sale of the project units. The order, dated February 21, was issued by RERA Secretary AJ Desai and was addressed to Bhuminbhai Rameshbhai Butani, partner of Sahajanand Infrastructure Partnership Firm, along with other associated parties.

Background of the Project

Sahajanand Green City, a mixed-use development consisting of residential and commercial units, was launched in 2015 and subsequently registered with RERA in 2018. The project, located in Kamrej, Surat, consists of 571 units spread across six towers. According to the RERA website, 407 units are still available as of the latest update. The project’s completion date was initially set for September 30, 2023, but it remains classified as ongoing on the RERA portal.

Reason for Suspension

The suspension order by GUJ RERA follows a January 18 letter from the Surat Urban Development Authority (SUDA) and an order recorded by RERA on February 20. The decision was made under Section 36 of the Real Estate (Regulation and Development) Act, 2016. The order states:

“In accordance with the development permission granted for the land in Block No. 166 of Moje Kamrej, Ta.- Kamrej, G Surat, it is ordered to suspend development permission in the said letter/order and not to carry out further construction at the place.”

The regulatory authority has cited concerns about compliance and development permissions, emphasizing the importance of safeguarding the interests of prospective allottees and stakeholders.

Implications of the Suspension

As per the order, the suspension of the project’s registration means that all marketing, booking, and sales activities for the project are strictly prohibited. If any transactions related to the project are conducted despite the ban, the responsible parties will be subject to penal action under the provisions of the RERA Act.

The GUJ RERA decision aims to ensure transparency and adherence to legal norms in real estate projects, particularly concerning development permissions and project timelines. The affected buyers and investors are advised to stay informed and verify any updates through the official RERA portal.
