An ‘agent’ in the real estate sector is a very important link between home buyers and developers. It is essential for these agents to have a comprehensive understanding of the key provisions of the RERA Act. Furthermore, they must possess the skills to acquire and comprehend reliable preliminary information about developers and their projects. This includes understanding land rights, the mat area as per RERA rules, construction commencement certificates, and similar approvals from local authorities. Agents should also be aware of any deeds against the project and the financial capacity of the developer concerned. This information forms the foundation upon which consumers make their home-buying decisions.

Mandatory Training and Certification

Recognizing the pivotal role of agents, the Maharashtra Real Estate Regulatory Authority (Maharera) has mandated that agents undergo training and pass an exam to obtain certification. This certification ensures that agents are well-equipped with the necessary knowledge and skills to assist homebuyers effectively. Unfortunately, the importance and requirements of this certification were initially underestimated by many agents, prompting Maharera to take strict measures. Agents who failed to receive the certification within the prescribed period faced business bans.

Training and Examination Outcomes

This stringent enforcement has yielded significant results. So far, 19,403 individuals have completed the training, and 9,225 candidates have passed the examination. An additional 5,260 candidates have taken the examination, and the remaining candidates will be examined soon. These figures highlight the extensive effort and commitment of Maharera to ensure that agents are adequately trained and certified.

Securing and protecting the interests of homebuyers is Maharera’s top priority. The authority’s unwavering stance is that any harm to homebuyers will not be tolerated. By ensuring that agents are well-trained and certified, Maharera aims to create a more transparent and trustworthy real estate market. This initiative not only empowers homebuyers with accurate and reliable information but also enhances the overall credibility of the real estate sector.
