In a significant step towards simplifying the real estate project registration process, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has announced monthly open houses sessions in Nagpur and Pune. These sessions aim to assist developers in registering their housing projects seamlessly. The first open house is scheduled for January 22 in Nagpur.
Purpose of the Open House Sessions
MahaRERA has been proactive in supporting developers to comply with the Real Estate (Regulation and Development) Act, 2016. While weekly open houses are already held at MahaRERA’s Mumbai headquarters, developers from regions outside Mumbai have faced challenges in getting timely clarifications despite support from Self-Regulatory Organisations (SROs). Responding to developers’ requests from Nagpur and Pune, MahaRERA has extended its open house initiative to these cities.
What Developers Can Expect
During these open house sessions, senior officials from MahaRERA’s legal, financial, and technical departments will be present to address developers’ concerns regarding project registration. This initiative is designed to provide real-time solutions and facilitate a smoother registration process.
MahaRERA Chairman Mr. Manoj Saunik emphasized the importance of these sessions, stating, “The Real Estate (Regulation and Development) Act, 2016 unambiguously mentions that any housing project cannot be advertised without being registered with RERA. MahaRERA already has defined the legal, financial, and technical framework for issuing a registration number to a housing project. To facilitate registration of a housing project and issuance of MahaRERA number, the queries raised are replied to in-person during the open session held every week at the headquarters in Mumbai. We will start with this practice, from this month, on a monthly basis in Nagpur and Pune as well. To begin with, we are starting in Nagpur. MahaRERA has been putting in efforts to assist in the project’s registration process. The experience will be seamless if the applicants fill out the forms completely and furnish the required information.”
Recent Policy Changes to Benefit Developers
In a recent move to further ease the registration process, MahaRERA reduced the minimum requirement for forming SROs outside the Mumbai Metropolitan Region (MMR) from 500 projects to 200. This decision allows more authorized associations in Maharashtra to form SROs, enhancing support for developers statewide.
Importance of MahaRERA Registration
According to the Real Estate (Regulation and Development) Act, 2016, developers are prohibited from advertising, marketing, or selling housing projects without obtaining RERA registration. MahaRERA has urged developers to submit complete and accurate documentation during the registration process to ensure quicker processing and prompt issuance of the MahaRERA registration number.
