The Telangana Real Estate Regulatory Authority (TGRERA) has issued a stern warning to property buyers, cautioning them against falling for real estate ads circulating on social media. With increasing instances of fraud, TGRERA urged potential buyers to avoid purchasing properties in pre-launch sales and making decisions based solely on advertisements found online.
Since its inception, TGRERA has received 1,872 complaints, of which 1,186 orders have been issued, including 30 in the past 44 days. “People should buy only RERA-registered properties. In pre-launch sales, some developers have sold flats built on disputed lands with fraudulent survey numbers,” said Srinivasa Rao, a member of the state RERA Tribunal.
Common Violations in Telangana Real Estate
TGRERA officials revealed several common violations by developers, including the use of fraudulent survey numbers, delayed project completion, and pre-launch sales that never materialize. Other malpractices include not allotting car parking, constructing homes on land meant for amenities, and selling these illegal structures for additional profit. Developers have also been found taking money from buyers without transferring plot ownership, leaving buyers to chase their investments for years. In one case, a buyer received their flat after an eight-year delay, only after approaching RERA.
Risks of Social Media Property Advertisements
TGRERA officials have pointed out that fraudulent real estate companies often rely solely on social media to promote fake projects. Upon clicking on these ads, prospective buyers are directed to WhatsApp pages where videos of non-existent projects are shown. Scammers then show physical project brochures and request advance payments, duping buyers into investing in fraudulent schemes.
Officials emphasized that legitimate real estate companies often advertise in reputable newspapers and media outlets. “Buyers should never make online or cash payments to any developer without first verifying the project’s registration with RERA,” cautioned an official.
