In a significant move aimed at promoting transparency and empowering homebuyers, the Tamil Nadu Real Estate Regulatory Authority (TNRERA) has issued a circular mandating the installation of prominent display boards at all registered real estate project sites across the state.

The circular, dated May 7, 2025, applies to both building projects and layout developments and is designed to help prospective homebuyers and investors easily access key information about ongoing and upcoming real estate projects.

What the Circular Requires

As per the directive, the display boards must prominently exhibit essential project details, including:

  • Name of the Promoter

  • Project Name

  • TNRERA Registration Number

  • Date of Project Completion as per TNRERA registration

  • Official website address of TNRERA

“This initiative will provide prospective homebuyers and investors with easy access to crucial project details and improve transparency in the real estate sector,” said M Krishnamoorthy, Member, TNRERA.

Specifications for Display Boards

Promoters are required to:

  • Install a display board measuring at least 2ft by 4ft, abutting the public road.

  • Ensure that the board is separate from other marketing or branding signage.

  • Use readable font sizes so that the information is clearly visible to the public.

The circular also mandates that these boards be installed immediately after obtaining TNRERA registration for the project.

Proof of Compliance

Promoters must submit documentary evidence of the installation of the display boards. This evidence must:

  • Be certified by the project’s engineer or architect.

  • Include photographs of the installed boards at the project site.

Failure to comply may result in regulatory consequences, as TNRERA has confirmed that this requirement will be formally included in Form-C of the project registration process.

“Compliance will be rigorously checked and ensured before the issuance of the completion report,” said a senior TNRERA official.

Industry Reactions

The directive has received positive feedback from industry stakeholders. S Ramprabhu, Chairman of the DTCP Committee at the Builders Association of India, welcomed the move:

“This is a step in the right direction to improve transparency and buyer confidence. Homebuyers have every right to know essential project details at the site itself.”

Why It Matters

Under the Real Estate (Regulation and Development) Act, 2016 (RERA), ensuring transparency in project execution and information dissemination is mandatory. The display boards are expected to:

  • Empower homebuyers with immediate access to vital project details.

  • Help identify registered vs. unregistered projects easily.

  • Serve as a deterrent to unapproved and fraudulent developments.

  • Enhance accountability among builders and developers.

This move comes amid growing emphasis on consumer rights in India’s real estate sector, where authorities are working to eradicate misleading promotions and improve public trust.
