In a shocking revelation that has rocked the real estate sector, the Kalyan Dombivli Municipal Corporation (KDMC) is preparing to demolish 65 illegally constructed buildings following a Bombay High Court order, exposing what is being termed as a major RERA scam. The case highlights the vulnerability of unsuspecting homebuyers, with approximately 6,500 residents affected.

Forged RERA Certificates and Fake Plans

According to reports, these buildings were constructed between 2019 and 2022 using:

  • Forged RERA registration certificates

  • Fake building plans

  • Illegally obtained approvals

These fraudulent documents misled homebuyers into believing that the projects were legitimate. Many even secured housing loans and availed government housing benefits, further deepening the financial and legal crisis for affected families.

Activist’s Petition Leads to Court Order

Architect and activist Sandeep Patil uncovered the scam and filed a petition in the Bombay High Court, resulting in a directive for KDMC to demolish all 65 illegal buildings.

Despite the court’s order, KDMC delayed action twice, citing lack of police support during the proposed demolition drives. Patil has now initiated contempt proceedings and is preparing a fresh petition demanding immediate enforcement of the demolition order.

Demolition of Illegal Structures Inevitable, Says Patil

Sandeep Patil Said “No one is exempt from the law. The 65 buildings in question will eventually have to be addressed in accordance with legal requirements. Political leaders may simply be seeking to postpone action until after the elections.”

He also noted that, under current regulations, there is no formal process to legalize these constructions, and any officials who disregard court directives could face legal repercussions.

This case underscores the critical role of RERA verification before property purchase. Thousands of families now face financial loss and displacement, while the scam has exposed gaps in urban governance and regulatory enforcement.

Legal experts note that:

  • Buyers may seek compensation from banks and authorities that failed due diligence

  • Developers and officials involved in the scam could face criminal proceedings

  • Future homebuyers must verify RERA details online and ensure physical due diligence
