In a significant step to bring transparency and uniformity in real estate advertising, the Gujarat Real Estate Regulatory Authority (GujRERA) has issued new “QR Code and Registration” guidelines. These mandate the inclusion of project registration numbers, QR codes, and website URLs in all promotional materials. The new rules will come into effect from June 15, 2025, and will apply to print, electronic, and social media advertisements, as well as brochures, booking forms, and communication letters provided to homebuyers.
This move is designed to eliminate the confusion and inconsistencies that have plagued the display of mandatory RERA details, making it easier for homebuyers to access project-related information with clarity and ease.
What the New Guidelines Require
According to GujRERA officials, builders and promoters must now follow strict placement and font size standards when advertising their projects. A QR code derived from the project’s RERA certificate, along with the unique registration number and official RERA website address, must be displayed prominently.
Here are the key requirements outlined in the new circular:
- QR Code and RERA Details Block: Every advertisement must include a dedicated block featuring the QR code, registration number, and RERA portal URL.
- Size Matters: This block must be as large as or larger than the builder’s contact details. Text must be legible and clearly visible.
- Placement in Print and Multi-page Ads: The information block must be displayed on the top right corner of every advertisement. For multi-page advertisements, the block must appear on the first page in the top right corner.
- Social Media Compliance: In static social media posts, the RERA details block must appear at the end of the post and cover the full screen for at least three seconds. For video content, the block must be displayed in the top right corner for a minimum of three seconds.
- Audio Advertisements: The registration number must be audibly mentioned during the ad.
- Other Promotional Material: Brochures, booking forms, and letters to allottees must also include the RERA details in the top right corner using the official format.
GujRERA noted that many developers were either not displaying RERA registration numbers properly or placing them in obscure sections using very small fonts, which made it difficult for prospective buyers to verify project credentials.
“Registration numbers were being placed arbitrarily, often lost within the design of the advertisement. Buyers had no easy way to verify project status,” a source from the authority said.
The newly mandated QR codes solve this problem by linking directly to the official project page on the RERA website, offering instant access to approvals, timelines, and promoter details. This also addresses issues with the length and complexity of current registration numbers.
Legal Action for Non-Compliance
Gujarat RERA has issued a strict warning that legal action will be taken against developers or promoters who fail to adhere to these new guidelines. To assist developers in transitioning smoothly, the authority has also released standardized templates across media formats to ensure uniformity and compliance.
These updates are being hailed as a proactive move to strengthen buyer protection and instill confidence in the real estate market. By empowering homebuyers with clearer information access, Gujarat RERA aims to further its mandate of transparency and accountability.
