In a significant move to ensure greater transparency and accountability in the real estate sector, the Odisha Real Estate Regulatory Authority (ORERA) has directed all registered developers to update and upload project-related information on its newly launched digital platform, ORERA 2.0.
The initiative is designed to help homebuyers access real-time project information, empowering them to track the progress of their investments and make informed decisions.
Key Features of ORERA 2.0
ORERA 2.0 serves as a comprehensive public information portal, where buyers can check:
-
Construction milestones
-
Booking status of each unit
-
Details of engineers, architects, and contractors
-
Quarterly progress reports
-
Valid registration details of the promoter
According to ORERA, this initiative will enhance transparency and improve the service delivery of the regulator. Developers who fail to comply by June 15, 2025, may face regulatory action.
Mandatory One-Time Data Update
In a letter addressed to all real estate promoters with valid registrations, ORERA has mandated a one-time data update on the new portal. The purpose is to ensure that the current project status is accurately reflected, including updates on:
-
Construction progress
-
Unit sales and availability
-
Project approvals and modifications
-
Contact details of responsible professionals
ORERA has issued a 26-page step-by-step user manual to guide promoters through the data submission process. Only projects with a valid registration certificate will be eligible to update this data.
Compliance Deadline: June 15, 2025
Developers have been granted time till June 15 to complete this mandatory update. ORERA emphasized that non-compliance could disrupt regulatory operations and adversely affect stakeholders—especially homebuyers relying on timely information.
The authority also reminded that the updated data would facilitate filing of quarterly progress reports (QPRs)—a legal obligation under the RERA Act that enables buyers to monitor ongoing construction and approvals.
Buyers Welcome the Move
Prospective homebuyers and activists have welcomed the upgrade but have also urged ORERA to strengthen enforcement of its own orders.
“There is increased trust in ORERA these days. The introduction of this modern website is a welcome step. However, some sections, such as the execution of its own orders, still need better handling,” said Artatrana Jena, a local homebuyer.
Impact of the ORERA 2.0 Rollout
This initiative is expected to:
-
Boost buyer confidence in registered real estate projects
-
Ensure timely project updates and disclosures
-
Improve regulatory compliance among promoters
-
Help ORERA monitor and enforce rules more efficiently
In an era where digital transparency and data access are critical for regulatory trust, ORERA 2.0 is a major step toward a more responsible and accountable real estate ecosystem in Odisha.
