Starting August 1, real estate developers in Jaipur, Rajasthan, will be required to pay higher registration fees for their plotted and commercial schemes under the purview of the Rajasthan Real Estate Regulatory Authority (RERA). The authority has recently increased the registration charges to encourage transparency and accountability in the state’s real estate sector.
As per the existing RERA rule, any promoter proposing to develop a project comprising nine or more plots on a piece of land exceeding 500 square meters must register the project with RERA. To streamline the registration process and standardize the fees, RERA has now revised the charges and set a flat rate of Rs 10 per square meter as the standard fee.
Previously, the registration fee for plotted development projects on residential plots and commercial, industrial, and mixed-use plots was Rs 5 per square meter. With the introduction of the new standard fee, real estate developers will now pay an additional Rs 5 per square meter for residential plots and Rs 10 per square meter for commercial, industrial, and mixed-use plots, in addition to the registration fee.
The revised fee structure will not only apply to schemes initiated by private developers but also to those launched by government agencies such as municipalities, Urban Improvement Trusts, development authorities, Rajasthan State Industrial Development and Investment Corporation, and housing boards. This measure aims to create a level playing field and ensure compliance with RERA regulations across all real estate projects in the state.
Sources within RERA revealed that the new standard fee is part of a broader effort to address the increasing number of complaints within RERA limits and tackle the issue of unauthorized colonies. To further streamline operations and enhance oversight, RERA plans to establish a dedicated office at the divisional level. Additionally, RERA will introduce a rule stating that occupancy certificates for plotted colonies cannot be issued without prior RERA permission.
The decision to revise registration fees comes as the government seeks to promote a transparent and accountable real estate market in Rajasthan. By encouraging serious developers and aligning the fee structure with RERA guidelines, the authority aims to foster trust among homebuyers and regulate the growth of the real estate sector effectively.
