The Telangana Real Estate Regulatory Authority (TGRERA) has taken strict action against two Hyderabad-based builders for violations of the Real Estate (Regulation and Development) Act, 2016, imposing penalties and issuing rectification directives to safeguard homebuyers’ interests.

In the first case, TGRERA Chairman N Satyanarayana directed Haris Pranava Builders, Madhapur, to pay a penalty of Rs 7.68 lakh and fix issues of water seepage within 30 days without imposing any cost on allottees.

The complaint was filed by Sai Baba, president of the Pranava Elite Association, alleging irregularities and deficiencies in the construction and amenities. The grievances included the absence of a watchman/security room in the basement as per the approved building plan, non-installation of separate transformers and a power generator, inadequate parking facilities, and use of substandard construction materials.

TGRERA found these violations in contravention of RERA provisions and instructed the builder to comply fully with the rectification orders while paying the prescribed penalty.

In the second case, a penalty of Rs 21.08 lakh was imposed on Kapstone Properties (Nizampet), BNR Townships (Udityal, Ranga Reddy district), and Bolla Srinivas Rao (Dwaraka Tirumala, West Godavari) for non-registration of their real estate project ‘Whistling Meadows’.

The authority also declared Kakarla Srinivas, Chairman and Managing Director of Kapstone Properties, as an individual defaulter. His name and photograph have been prominently displayed on the TGRERA portal. Additionally, Kapstone Infra, Jayathri Infra, and Jaya Group were also marked as defaulters on the regulator’s portal.

The case stemmed from complaints by Sunchu Santhosh Babu and Sunkara Kiran Kumar, who alleged that despite having MoUs, the builders failed to register the plots in their names. The complainants sought refunds of Rs 10 lakh and Rs 12.80 lakh with interest of 9% plus an additional 2% as per prevailing SBI MCLR rates.

TGRERA directed the respondents to refund the amounts with interest and imposed penalties to ensure compliance within 30 days.

This action highlights the increasing vigilance of RERA authorities in protecting homebuyers’ rights and ensuring that builders adhere strictly to approved plans, registration norms, and quality standards.
