MahaRERA Accelerates Project Approvals During Festive Season

The Maharashtra Real Estate Regulatory Authority (MahaRERA) issued a record 435 project registration numbers on Dussehra, enabling developers to launch new housing projects during the festive season. Traditionally, Dussehra and Diwali are considered auspicious occasions for launching residential projects and making property purchases.

The approvals are expected to facilitate an estimated investment of ₹23,719 crore in the real estate sector and support the construction of 32,981 flats.

MahaRERA also approved deadline extensions for 210 projects and permitted corrections to 609 existing projects based on proposals submitted by developers. The authority’s team worked round the clock to process applications and enable eligible projects to receive approvals in time for Dussehra.

Pune and Mumbai Metropolitan Region Lead Project Registrations

The regional distribution of the 435 newly registered projects is as follows:

MahaRERA Approves Project Extensions and Corrections

Apart from new registrations, MahaRERA processed applications relating to existing housing projects, including deadline extensions and corrections to approved project plans.

Developers seeking to make amendments, alterations or additions to an already registered project must follow the applicable MahaRERA procedure and obtain the necessary approval under the corrections category.

Similarly, developers are required to disclose the proposed completion date when registering a housing project. If a project is delayed, the developer must apply to MahaRERA for an extension in accordance with the applicable requirements.

Failure to obtain the required extension can result in a project being classified as lapsed, affecting its regulatory status and progress. Timely approval of extension and correction applications is therefore important for project implementation, regulatory compliance and the protection of homebuyers’ interests.

These procedures are intended to promote transparency, regulatory compliance and the timely completion of housing projects.

MahaRERA Project Approvals Between April and October 2026

During the six-month period, the authority approved applications for 6,486 housing projects. Of these, 2,056 projects received registration numbers. The authority also approved 2,053 extension proposals and 2,377 correction proposals.

Including approvals recorded in October 2026, the cumulative figures reported by MahaRERA are as follows:

Category Approved Applications
Newly registered projects 2,491
Project extensions 2,053
Project corrections 2,377
Total approved applications 7,740

The figures indicate the authority’s continued focus on processing new project registrations alongside applications needed to keep existing projects compliant with their approved plans and completion schedules.

MahaRERA Focuses on Compliance Ahead of Diwali

With Diwali approaching, MahaRERA has reiterated its commitment to approving housing projects that satisfy the applicable legal, technical and financial criteria.

The festive-season approvals are expected to facilitate new residential launches and investment in Maharashtra’s real estate sector. At the same time, the authority’s scrutiny of project registrations, extensions and corrections remains important for ensuring that developers comply with regulatory requirements.

The approval of 435 projects on Dussehra, representing an estimated investment of ₹23,719 crore and 32,981 flats, highlights the scale of residential development activity during the festive period.

For homebuyers, however, project registration and regulatory compliance remain important considerations when evaluating a property purchase. Buyers should verify the project’s MahaRERA registration details, declared completion date and other relevant disclosures before making a decision.
