The Telangana Real Estate Regulatory Authority (TG-RERA) has initiated strict enforcement action by issuing show cause notices to multiple developers for violations of advertising and registration norms under the Real Estate (Regulation and Development) Act, 2016. The move reinforces the regulator’s commitment to transparency, consumer protection, and compliance in real estate marketing practices.

Among the projects that received notices are those associated with prominent developers, including Godrej Properties, Navanami Elevate Project, Vertex Viraat Project, Swargaseema Ameya Project, and Thirumala Hills.

Developers and Projects Under Scrutiny

The authority examined various advertisements and promotional materials and found discrepancies in compliance with RERA norms.

Notably, Godrej Properties was among the developers whose projects were flagged for scrutiny. In several instances, while the RERA registration number was mentioned, the advertisements did not fully comply with prescribed guidelines regarding format and disclosure standards.

In the case of Swargaseema Construction’s Ameya Project, the violations were more significant. The authority observed that:

Non-compliant font sizes were used for displaying the RERA registration number
The full project name was not properly disclosed
The project, registered as a “layout,” was advertised as a “Full Residential Project,” creating a misleading impression

Such representations were viewed as potentially deceptive and contrary to the objectives of the Act.

Mandatory Registration Under the Real Estate (Regulation and Development) Act, 2016

Under the provisions of the Real Estate (Regulation and Development) Act, 2016, every real estate project exceeding 500 square meters of land area or involving more than eight apartments must be mandatorily registered with the respective state RERA authority.

Developers are legally permitted to advertise, market, or sell units only after:

Submission of complete project details
Scrutiny and approval by the authority
Issuance of a unique RERA registration number

The registration number must be prominently displayed in all advertisements, brochures, hoardings, digital promotions, and other marketing materials in the prescribed format and font size.

Strict Warning Against Pre-Launch Advertisements

TG-RERA has cautioned promoters, developers, real estate agents, and advertising channels against misleading homebuyers through pre-launch advertisements without valid registration.

The Authority emphasized that:

Any attempt to attract buyers before obtaining formal RERA registration is a direct violation of the Act
Misrepresentation of project type or status undermines consumer trust
Non-compliance may attract penalties, including fines and further regulatory action

The regulatory body reiterated that compliance with RERA norms is not merely procedural but essential for safeguarding the interests of homebuyers.

Impact on Real Estate Market and Homebuyers

This action by TG-RERA sends a strong message to the real estate sector that misleading advertisements and technical non-compliance will not be tolerated. For homebuyers, it reinforces the importance of verifying:

Valid RERA registration numbers
Project type and approval status
Accuracy of marketing claims

The enforcement step enhances transparency and ensures that developers adhere to the statutory framework designed to protect consumers.

Regulatory Significance

The issuance of show cause notices highlights the proactive role of TG-RERA in ensuring that developers follow both the letter and spirit of the law. By taking action against misleading advertisements, the authority is strengthening accountability and maintaining credibility in the real estate ecosystem.

As RERA compliance becomes increasingly scrutinized, developers must adopt stricter internal compliance checks, especially in marketing and promotional campaigns, to avoid regulatory penalties.
