The Maharashtra Real Estate Regulatory Authority (MahaRERA) has marked a significant milestone as it enters its ninth year — the number of registered housing projects in the state has officially surpassed 50,000, making Maharashtra the only Indian state to achieve this feat under the Real Estate (Regulation and Development) Act, 2016.

According to updated statistics, 50,162 housing projects have been registered with MahaRERA as of May 2025. This places Maharashtra far ahead of other Indian states. Tamil Nadu ranks second with 27,609 projects, followed by Gujarat with 15,322. These are the only three states with over 10,000 registered residential projects.

Maharashtra Holds One-Third of India’s Housing Projects

As per the Ministry of Housing and Urban Affairs, a total of 1,44,617 housing projects have been registered across all RERA authorities in India. Of these, Maharashtra alone accounts for about 35%, highlighting the state’s robust regulatory framework and fast-expanding housing sector.

MahaRERA, launched in 2017, was among the earliest RERA bodies formed under the central Act. Over the years, it has built a reputation for transparency, developer compliance, and grievance redressal, significantly improving trust between homebuyers and developers.

Region-Wise Distribution of Housing Projects

The highest number of housing projects are concentrated in the Konkan region (23,770), which includes the Mumbai Metropolitan Region (MMR). This is followed by Pune region (15,932), North Maharashtra (4,621), Nagpur (2,764), Chhatrapati Sambhajinagar (1,886), and Amravati (957).

Even smaller districts like Sindhudurg (487) and Nandurbar (17) have seen growth, indicating a more widespread development trend across Maharashtra.

Chairman’s Statement

MahaRERA Chairman Manoj Saunik remarked:

“The total number of housing projects registered with MahaRERA, which has recently completed its 8th year and entered its 9th year, has surpassed 50,000. This is a moment of achievement for the industry-friendly and ever-progressing Maharashtra. Until a few years ago, the real estate sector was largely limited to the Mumbai Metropolitan Region or Pune region, but now it is expanding all across the state. The consistent increase in the demand for houses across Maharashtra is an indicator of the state’s social and economic development.”

He also emphasized MahaRERA’s consumer-centric approach, stating that the Authority works to legally empower homebuyers, ensure project delivery, and keep grievances nearly negligible through proactive regulation.
